Terms of use

§ 1 Scope

These terms govern the use of sudimmobilien.com and the marketing of property in Northern Cyprus by SüdImmobilien Bau GmbH, Frohlinder Str. 68, 44379 Dortmund (“we”), to consumers and businesses in Germany, unless otherwise agreed in writing.

§ 2 No contract is formed on the website

The website is for information and enquiries only. No purchase, rental, works or paid brokerage contract is formed on the site. There is no basket, no online payment and no binding reservation. A form, email, phone or WhatsApp message is non-binding.

A paid brokerage or advisory contract is formed only if we conclude it separately in text form. Using the website alone does not create a commission claim.

§ 3 Service

We present reviewed purchase offers (apartments, houses, villas, land, selected commercial space and new-build units in Northern Cyprus) and support buyers in Germany through our Dortmund office. The specific service follows from the individual agreement. We do not owe a successful sale unless expressly agreed.

§ 4 Listings

Details in listings come from owners or developers and from our review. They are non-binding until confirmed in text form. Sale to another party, construction changes and errors are reserved. Images may be typical or visualisations.

Northern Cyprus is not an EU member state. Title, planning and tax follow local rules. We do not give legal advice on foreign property law. For due diligence and completion on site we recommend a locally admitted lawyer.

§ 5 Commission

Commission is due only if stated on the listing or in a separate agreement and if the relevant contract is validly formed. Commission is not collected on the website. Payer, rate and due date follow the listing or agreement. See also the commission notice.

§ 6 Your cooperation

You provide accurate information about your interest and any documents needed for a viewing or purchase. Appointments in Northern Cyprus are arranged through the Dortmund office.

§ 7 Liability

We are fully liable for intent, gross negligence and injury to life, body or health. For simple negligence we are liable only for breach of material contractual duties, limited to typical foreseeable damage. Product-liability law remains unaffected. For free website information we are liable only under tort law.

§ 8 Copyright

Content, photos and marks may not be reused for your own commercial purposes without consent. Automated scraping is prohibited.

§ 9 Withdrawal

If a distance contract for paid brokerage is later concluded, consumers have a right of withdrawal. See the withdrawal notice.

§ 10 Final provisions

German law applies, excluding the UN Sales Convention. Mandatory consumer protection at your habitual residence remains unaffected. If you are a merchant, venue is Dortmund; otherwise statutory venues apply. If a clause is invalid, the remainder stays in force.
